MOKA SMART CITY’S
COMM1ANDMENTS
   Moka Smart City continues its quest
for sustainable development to achieve LEED ND* (Leadership in Energy and Environmental Design for Neighborhood Development) designation. This certification issued by the US Green Building Council is awarded
to cities that have
high environmental quality. With this seal of confidence, Moka Smart City will become the island’s first certified urban development and rank among a handful of such programmes in Africa! Here are the 10 green commandments that we uphold in connection with
our application.
A DESIGN IN TUNE WITH NATURE
We minimise the impact of our developments on their immediate surroundings by avoiding the natural habitat of local wildlife, wetlands and water bodies, farmland and flood-prone areas.
CONNECTED NEIGHBOURHOODS
We optimise access to the city’s different neighbourhoods. La Promenade is a 5.5 km green strip connecting the different neighbourhoods and crossing through the smart city from east to west. It will initially run from Helvétia to Telfair, and
A CITY THAT PROMOTES DIVERSE NEIGHBOURHOODS We offer a variety of residential options to bring together a diversity of social and economic profiles.

MIXED-USE SPACES
We limit travel by juxtaposing homes, schools, offices, shops and public spaces. The latter – La Promenade, the Telfair amphitheatre and the future Moka Park – offer 24/7 public access. We thus create a multifunctional space.

PEDESTRIAN STREETS
We ensure the comfort and safety of people using the city’s 18 km of pedestrian streets. There is a tree every 12 metres along our thoroughfares, which helps reduce the urban heat island effect.
