A showcase for the success of Moka Smart City, Vivéa Business Park is expanding its real estate offering. Six freehold plots ranging from 1,791m² to 2,407m² are now on sale for those looking to establish themselves in a thriving business community.

Vivéa Business Park’s 38,621m² of built office space are currently taken up by no less than 68 businesses with over 4,000 employees. This business park with 20% green spaces, coworking areas, a start-up incubator and plenty of office space is the outcome of a successful transformation launched in 2007. In other words, Vivéa has turned into an inspiring and comprehensive working environment right in the heart of Moka!

Moka Smart City’s teams are proud of this achievement and are planning to expand the business park, with the ambition to double its area south of La Promenade. The project involves the sale plots of land in several phases. The first phase will include the construction of office space. Residential and commercial developments will be carried out in the second phase to bring an active, sustainable and connected lifestyle to the neighbourhood. “We want to offer businesses that relocate here a welcoming, lively and easily accessible place,” says Moka Smart City’s Land & Business Development Manager, Olaf Boullé.

Accessibility, a key strength for Vivéa Business Park

The business park is only 800m from the bus station and is easily accessible by various means of transport. A Metro Express station just 300m from Vivéa will enhance public transport options by late 2024.

Motorists have access to a continuously improving road network. The two new roundabouts on the A7 Road at the Verdun flyover and the new Verdun Bypass Road are already easing traffic flow. Other infrastructure developments are under construction and will improve access to the business park by 2024, including the new Verdun Interchange connecting the M3 motorway to the Saint Pierre Bypass Road and a new roundabout at the south of Vivéa Business Park on the Saint Pierre Bypass Road to provide direct access to the motorway from the business park.

A safe and profitable investment

A total of 6 new fully serviced commercial plots, ranging from 1,791m² to 2,407m², are available for sale. They are situated along La Promenade and Avenue de Concordia – which will soon become Vivéa’s main access road – and will be directly connected to the Saint Pierre Bypass Road and the M3 motorway. “This ideal location will provide future owners with an attractive setting, with the promise of a safe and profitable investment in a fast-growing area as well as a host of conveniences to make everyday life easier,” says ENL Property’s Head of Sales, Sébastien de Robillard.
